Biohazard cleanup cost by scenario

Published ranges for each kind of incident, what Bio Recovery says drives the cost, and what usually sits outside the quote.

Biohazard cleanup is published at $1,500 to $7,500 for most residential situations, with complex cases exceeding $20,000. Bio Recovery says: "The largest cost factors are usually decomposition severity, structural damage, odor penetration, and the total size of the affected area," several factors, not one.

What Bio Recovery says drives the range

Compare two rows above. An unattended death discovered early is published at $1,500 to $5,000. Severe decomposition is $4,000 to $20,000 or more.

That is the same event at different points in time, and the gap is roughly fourfold at the low end and fourfold again at the high. The reason is that fluids travel: through flooring, into subfloor, into wall cavities and into the structure. Early, it is a surface job. Late, it is demolition and reconstruction.

Bio Recovery lists "time elapsed before discovery" among the factors that shape the final cost, alongside the size of the contaminated area and several others, which is why a quote given without knowing that detail is incomplete.

What is often outside the remediation quote

Ask specifically whether the quote is remediation only or remediation plus reconstruction: the two are separate scopes of work, and only the company you're quoting can tell you which one its number covers.

For a quick lookup of the published range for your own situation, use the biohazard cleanup cost estimator.

  • Reconstruction. Remediation removes contaminated material; whether putting the room back is included depends on the company and the job, so ask directly.
  • Contents restoration or disposal, which is priced by volume and by whether items can be salvaged at all.
  • Odour treatment beyond the initial remediation, where it persists.
  • HVAC decontamination where the system has circulated contaminated air.
  • Structural drying, if there is also a water component.
